If you've driven up Grand Junction's Little Park Road anytime in the last six months, you've undoubtedly seen the construction underway at the bottom of the hill. What's going on?

The sign reads "Coming Soon: Park Mesa." One home's foundation has already been started. Water has been run to the area as well.

One of the spec homes under construction will have the address of 317 Little Park Road (Lot 1). Park Mesa's developer plans to sell finished homes, not lots.

So, how much? Prices for homes on 1/2 acre lots are priced in the area around $500,000. The spec home currently under construction will come in at $489,000. Houses on the one-acre lots hillside lots will be closer to $600,000.

You'll notice from the photos these lots come with amenities you wouldn't have found on Little Park Road when my family first moved there in 1971... namely water. Speaking as someone who grew up on Little Park Road, water was a luxury. When you get to the top, water is available only via cistern or well. Let me tell you, living on a cistern is no day at the beach.

I don't know if it still applies, but back in the early 1970s, Little Park Road had a ton of covenants. First of all, every lot had to be at least two acres in size. As a matter of fact, at one point, you had to be a veteran in order to qualify to buy property.

Years ago, water lines were added to houses in the lower portion of Little Park. To this day, the houses after the "Big Hill" on Little Park still need cisterns or wells.

There are a million great things to say about living on Little Park Road. It's quiet, the scenery is magnificent, and even down low, you still have a remarkable view. This new development is fascinating, to say the least.
